Embarking on a home renovation project can feel exciting. It has the potential to transform your home into the perfect environment to rest, work and play in, coming closer to reaching the full potential of the space. While it’s undoubtedly exciting, its home renovations aren’t entirely risk-free. For those who are about to start a new project, whether you’re redoing your garden shed or replacing your kitchen floor, you’ll do well to watch out for these common potential hazards.

Structural integrity

One of the biggest things you’ll need to watch out for when starting a home renovation project is the structural integrity of your home. There will be certain key structures in any space that play a key role in holding everything together and you need to make sure that you don’t touch them.

For example, before you start knocking down that brick wall that’s dividing your kitchen from the dining room, you should get an architect or engineer round to see if it’s load-bearing. If it is, you’ll need to replace the structural support it provides before you can even think about knocking it down. 

Hazardous materials

In many homes, particularly those built between the 1930s and 1980s, you’ll need to watch out for asbestos-containing materials. These include asbestos floor tiles, insulation, and even shed roofing sheets. While some of these are relatively easy to recognise, others are far more difficult. 

If you have any doubts, it’s crucial that you use an asbestos testing service so that you know what you’re working with. If the tests come back positive, don’t try to remove the asbestos yourself – use a professional removal service instead.

Building regulations

On a slightly different note, you’ll also want to watch out for any relevant building regulations. While perhaps not a hazard in the traditional sense, if you end up falling foul of certain regulations, for example by building an unapproved extension, you could be forced to tear it down again. Make sure that you check with all of the relevant authorities, and consider hiring a planning expert to ensure you do everything by the book.

Cowboy builders

While there are some home renovation projects you’ll be able to take care of on your own, in most cases you’ll need to hire external contractors. If this is the case, another potential hazard you could face is the risk posed by cowboy builders.

These kinds of contractors might overcharge you for basic jobs, provide a completely unacceptable service, or mess you around in any number of other ways. It’s important to check their reputation, by seeking referrals and checking reviews, before committing to any kind of serious work.

Home renovations can be incredibly rewarding, and this is especially the case if you take reasonable precautions against the hazards listed above.
